Civano is located in the southeast part of Tucson, and is, according to its planners, “an antidote to urban sprawl’s five banes: loss of community, loss of open space, traffic congestion, air pollution, and poor use of resources.”
Most homes have flat roofs and stucco, influenced in part by Santa Fe architecture, because these elements are best suited for this climate. There is a mix of big and small houses, for a more picturesque composition.

Civano home values have gone up 4 % over the past year with most homes built in 1999 or after. Sustainable practices to home building has been gaining momentum which makes this community desirable and a stable investment. Vail school district is preferred to many with a year round schedule.
Walkability is the best you can get within Civano proper. Most of the merchants live in Civano and have a welcoming attitude. A coffee house, nursery, fitness center, dance academy, and businesses of all sorts are all within walking distance along the quiet residential streets.
